Cyclical Decoration at Frinton Court

We were contacted by Paul Bryan Surveyors and asked to quote the external decoration, re-mastic, repointing and waterproofing at Frinton court in Jan 2018. A few months later we were awarded the job. This project was expected to last for 3-4 months so it was a CDM 2015 notifiable job. We notified HSE of the start date and submitted a construction phase plan along with all other details including appointed sub contractors.

 

The job consisted of two smaller 4 floor bocks of flats and one larger 11 floor tower block. We proposed to carry out the smaller blocks via cherry picker as this saves access costs of scaffold and our operatives are IPAF qualified. The large block could be reached by cherry picker, but for health and safety and practicability reasons we opted to scaffold the building. Hallmark scaffold were appointed to carry out the work as we have used them for the last 6 years trust in their ability to carry the project on time and in a safe manor. All scaffolded areas were netted to keep the site safe.

 

The mastic works were carried out by Quality Mastics. They removed all existing mastic to the 3 blocks and reinstalled with a more durable polysulphide sealant.

We started decoration work on the small blocks and gave Hallmark scaffold a few weeks to complete the scaffold to the 1st quarter of the tower block.

Scope of the decorating work

Rake out all cracks to render and fill with lime, sand & cement mix to match existing.

Find any areas of rot and report to the surveyor with extra sum to carry out repair.

All metalwork; rub down, prime bare and apply Weathershield undercoat & gloss.

All woodwork to balconies; rub down prime bare and apply 2 coats of UltimateWeathershield wood stain.

All Render; Prime bare and apply 2 coats of Andura Proflex Ultimate.

Scope of the waterproofing work;

All defective pointing was raked back and repointed.
Any lichen was removed by wire brush
We applied 1 coat of Storm dry masonry protection cream to brickwork to the 3 blocks

The tower block was broken down to quarter sections and all mastic work, re-pointing, decorations and waterproofing were completed. Once complete Paul Bryan surveyors would inspect the section to snag the work. We completed snagging then the scaffold would be struck for the section. The project was completed on time and in budget with no real issues.

The feedback on completion from the surveyors and residents was positive.
