Epoxy Resin Flooring Systems and Specification Service

Epoxy resin is the most widely installed industrial flooring system in the UK. The two-part chemistry , a resin component mixed with a hardener , produces a cross-linked polymer that bonds permanently to prepared concrete and forms a seamless, non-porous, dust-free surface. That cross-linked molecular structure gives epoxy its defining characteristics: exceptional abrasion resistance, broad chemical resistance to oils, fuels, solvents, and cleaning agents, and a hard, glossy finish that stays clean with minimal maintenance. For general industrial environments where temperature extremes and moisture are not the primary concern, epoxy delivers the best balance of performance and cost per square metre.

Epoxy systems are classified by thickness and application method. High-build epoxy coatings at 300 to 500 microns are applied by roller in 2 or 3 coats and suit light to medium-duty environments , assembly areas, packaging zones, retail storage, and workshops with pedestrian and occasional pallet truck traffic. Self-levelling epoxy screeds at 2 to 3mm are poured and spread with a notched trowel to create a perfectly flat, high-gloss finish , specified for showrooms, laboratories, pharmaceutical corridors, and any space where a premium surface finish is required. Heavy-duty epoxy mortar systems at 4 to 6mm blend the resin with graded silica aggregates to create a dense, impact-resistant screed for warehouse environments with continuous forklift traffic and heavy rolling loads.

The limitation of epoxy is rigidity. The cured film is hard but inflexible , it does not absorb impact or flex with substrate movement the way polyurethane does. In environments with thermal cycling (temperature swings from hot to cold), heavy vibration, or moisture in the concrete slab, epoxy is more prone to cracking and delamination. Epoxy also yellows under prolonged UV exposure, so it is not suitable for outdoor areas or spaces with direct sunlight unless a UV-stable topcoat is applied. For those conditions, Anglia Decor specifies polyurethane flooring or MMA instead.

Epoxy Floor Installation by Specialist Contractors

Epoxy flooring performance depends almost entirely on surface preparation. Diamond grinding or shot blasting strips the concrete back to a clean, sound surface, removes laitance, old coatings, oil contamination, and surface imperfections, and opens the pore structure to create a mechanical key for the epoxy to grip. Cracks are routed and filled with flexible epoxy filler. Low spots are levelled with a rapid-cure screed. If the slab has moisture , tested with a hygrometer to FeRFA standards , a damp-proof membrane or moisture-tolerant primer is applied before the main system. Anglia Decor invests 30 to 50% of total project time in preparation because it is the single factor that determines whether the floor lasts 5 years or 20.

Application follows a controlled sequence. A penetrating primer is applied first to seal the concrete pores and establish the adhesion layer. The body coat , 1 to 3 layers depending on thickness specification , is applied by roller (for coatings) or poured and spread with a notched trowel (for self-levelling screeds). Anti-slip aggregate can be broadcast into the wet body coat for slip-prone areas. A seal coat locks the aggregate in place and closes the surface pores to maximise chemical and stain resistance. Each coat requires 12 to 24 hours to cure at 15 to 20°C before the next layer is applied. The full system reaches initial cure in 24 hours (light foot traffic) and full chemical cure in 5 to 7 days.

Anglia Decor has installed epoxy floors in manufacturing plants, distribution warehouses, pharmaceutical packaging areas, data centres, retail stockrooms, MOT workshops, and commercial showrooms. Colour coding, safety demarcation lines, company logos, and directional markings are applied directly into the epoxy finish , not painted on top , so they last the full life of the floor. A standard high-build epoxy coating in a well-maintained industrial environment delivers 10 to 15 years of service life. Heavy-duty self-levelling screeds and mortar systems reach 15 to 20 years with periodic seal coat renewal.

Frequently Asked Questions

How long does epoxy flooring last?

High-build epoxy coatings last 10 to 15 years in standard industrial environments. Heavy-duty self-levelling screeds and mortar systems last 15 to 20 years. Lifespan depends on traffic intensity, chemical exposure, and maintenance. Periodic seal coat renewal extends service life.

How thick should epoxy flooring be?

High-build coatings at 300 to 500 microns suit light to medium-duty use. Self-levelling screeds at 2 to 3mm suit medium-duty and premium-finish environments. Heavy-duty mortar systems at 4 to 6mm are specified for continuous forklift traffic and impact loading. Anglia Decor specifies thickness during the site survey.

How long does epoxy flooring take to cure?

Epoxy reaches initial cure in 24 hours , light foot traffic can return. Heavy machinery and forklift traffic require 72 hours. Full chemical cure takes 5 to 7 days at 15 to 20°C. Ambient temperature below 10°C slows the cure significantly and is not recommended.

Is epoxy flooring slippery?

Untextured epoxy can be slippery when wet. Anti-slip aggregate (aluminium oxide or quartz grit) is broadcast into the wet resin during installation to create a textured, slip-resistant surface. The aggregate grade is selected based on the environment , finer for dry areas, coarser for wet or oil-contaminated zones.

Does epoxy flooring yellow in sunlight?

Yes. Standard epoxy resins yellow and chalk under prolonged UV exposure. Epoxy is not recommended for outdoor areas or spaces with direct sunlight. For UV-exposed environments, Anglia Decor specifies polyurethane or MMA resin systems that are UV-stable and retain colour indefinitely.

Can epoxy flooring be installed over old concrete?

Yes, provided the concrete is structurally sound, properly prepared, and free of moisture above acceptable thresholds. Diamond grinding or shot blasting removes old coatings and surface contamination. Cracks are filled, low spots levelled, and moisture is managed with appropriate primers or membranes before the epoxy system is applied.
