Industrial roofs deteriorate from the top down. UV breaks down the factory-applied paint finish. Rain pools in low spots and corrodes fixings. Thermal cycling expands and contracts metal sheets, opening joints and cracking sealant lines. Cut edges and drill holes , left unprotected during original installation , corrode first and spread outwards. A roof that looked sound 5 years ago develops pinhole leaks, stained ceiling tiles, and damp patches that steadily worsen. At that stage the building owner faces a choice: full reroof at £40 to £80 per m², or a specialist roof coating at £10 to £25 per m² that seals the surface, arrests corrosion, and adds 15 to 20 years of weather protection.

Anglia Decor applies spray-applied roof coating systems to profiled steel sheets, standing seam metal roofs, built-up cladding systems, and asbestos cement sheets. For metal roofs, acrylic-based elastomeric coatings provide a flexible, UV-stable membrane that stretches with thermal movement and bridges hairline cracks. For roofs with existing leaks at fixings, laps, and penetrations, a full roof spraying programme combines targeted sealant repairs with a spray-applied topcoat across the entire roof surface. Asbestos cement roofs receive specialist encapsulation coatings that seal the surface, prevent fibre release, and reinstate waterproofing , extending the roof's life while avoiding the cost and regulatory burden of asbestos removal.

Colour options include standard grey, white, and green, with RAL colour matching available for visible roofs on commercial and retail buildings. White and light-coloured coatings reflect solar heat, reducing internal building temperatures by 5 to 10°C in summer , a measurable benefit for warehouses, production facilities, and temperature-sensitive storage areas.

Roof Coating Application by Specialist Contractors

Industrial roof spraying starts with a full roof condition survey. Anglia Decor inspects the entire roof surface , sheets, fixings, laps, ridge caps, valleys, gutters, rooflights, and penetrations , to map areas of corrosion, coating failure, sealant breakdown, and structural damage. Defective fixings are replaced. Corroded lap joints and ridge caps are sealed with flexible polyurethane or butyl sealant. Rooflights are cleaned and resealed. Gutter joints and outlets are checked and repaired. That repair programme brings the roof back to a sound, watertight condition before the coating goes on.

Surface preparation involves pressure washing the entire roof at 2,000 to 3,000 PSI to remove dirt, moss, lichen, algae, chalk residue, and loose coating. Corroded areas are wire-brushed or mechanically abraded and spot-primed with anti-corrosion primer. The full roof surface is then primed with a bonding primer and topcoated by airless spray in 2 coats. Application rates and film thicknesses follow the coating manufacturer's specification , typically 200 to 300 microns total dry film thickness for metal roofs, 400 to 600 microns for asbestos encapsulation systems. Work is carried out from the roof surface using crawl boards, safety harnesses, and edge protection to HSE work at height regulations.
